Start with your actual plot dimensions

A house plan starts with the shape and measurements of your plot. A 30 × 40 ft rectangular plot has 1,200 sq ft of land area, but that number alone does not describe the rooms, floors or usable layout. Share the exact dimensions, road-side access and any existing construction so your residential planning discussion starts with the right information.

Rectangular plot-area examples

• 20 × 30 ft: 600 sq ft of land
• 20 × 40 ft: 800 sq ft of land
• 25 × 40 ft: 1,000 sq ft of land
• 30 × 40 ft: 1,200 sq ft of land
• 30 × 50 ft: 1,500 sq ft of land
• 40 × 60 ft: 2,400 sq ft of land

These figures describe land area. They are not a promised built-up area, ready-made house plan or package quotation. Use your measured dimensions even when they differ from an example.

Plan rooms and floors around your household

Whether you are considering a 1 BHK, 2 BHK, 3 BHK or larger home, list how each space will be used. Include bathrooms, storage, guests, a work-from-home room and any preference for a bedroom on the ground floor.

• Single-floor planning

  Explain which rooms need to be on the same level and how visitors, family members and vehicles should enter.

• Duplex or multiple floors

  Describe which spaces belong together and how you want to move between floors. If separate households will use different floors, say so at the start.

• Future needs

  Mention possible changes in household size or room use. Any future structural addition needs a separate assessment before it is treated as feasible.

Bring your everyday layout questions

House planning is easier to discuss when priorities are clear. Tell the team which needs matter most to you:

• Parking and access

  Will you need car or two-wheeler parking? Should visitors, a rental unit or an upper floor have a separate entrance?

• Privacy and shared space

  Which rooms should be close together, and which need separation? Mention a home office, guest room, courtyard or puja space if important to you.

• Daylight and ventilation

  Share information about surrounding buildings and open sides. Windows and openings need to be considered with the site and layout.

• Changing household needs

  If a ground-floor bedroom or easier access would help someone in your household, include that in your brief.
